Condition & Current Use

Indian Lake Road Section:

  1. 5 acre field currently grazed - fenced and with water.  Best for cows and sheep.

2.  Two 4 acre fields unfenced regularly mowed.  Water accessible.  Best for cows and sheep with temporary fencing to start.  Owner will pay for materials for permanent fencing if labor is provided.

Mill Road Section:

  1.  30 acres meadow unused for many years - unfenced, being brush hogged in 2024, water accessible with hose/pipes and solar operated pump from existing well.  Best for sheep/goat mob grazing with moveable fencing.

2.  25 acres former hay fields brush-hogged in 2024.  Unfenced, water would need to be trucked.  Best for sheep/goat mob grazing with moveable fencing.

3.  75 acres woodland in varying states of reforestation - open to silvopasturing with moveable fencing, most will be put into forestry management

Best suited to livestock.  Open to all kinds.  Goats (with appropriate fencing) and some sheep breeds would be best suited to scrubby recently unused fields.  Other fields need less browse reduction and would be appropriate for cows.  Lightly forested areas could be appropriate for pigs.  Would like to avoid tilling for crops.

Two BR / one bath tenant house with W/D.  Currently occupied.  Willing to consider leasing to a farmer once we have a working relationship and if the farmer has a willingness to take on broader estate caretaking responsibilities.  In other words, housing not available in the first two years and potentially available thereafter.

Not interested in tilling / vegetable.  Land is hilly and best for grazing.
