Condition & Current Use
Approximately 88.75 acres in Afton, Chenango County, consisting of a mix of established hay ground/open fields and wooded acreage. The open portions are currently used for hay production and are suitable for continued haying and potentially other compatible agricultural uses. The property has road access from Blakesley Nurse Hollow Road. I am open to discussing use of the hay ground and other suitable acreage for grazing, livestock, field crops, or other agricultural purposes, depending on the farmer’s needs.
Soil Types
Farm History & Past Use
The property has a long history as rural acreage, with portions of the open land used for hay production. The hay fields continue to be maintained as productive agricultural ground, while other portions of the property are wooded. I would like to continue agricultural use of the property and am open to leasing the hay ground and other suitable acreage for hay, grazing, livestock, field crops, or other compatible farming uses.
Tenure Options
I am primarily seeking a lease arrangement for the agricultural portion of the property. I am open to either a short-term lease of 1–4 years or a longer-term lease of 5+ years, depending on the farmer, proposed use, and terms. I am willing to lease the existing hay ground by itself or consider additional suitable acreage for grazing, livestock, field crops, or other compatible agricultural uses. Lease length, acreage, access, maintenance responsibilities, improvements, and other terms are negotiable.

I am flexible and interested in finding a productive agricultural use that works well for both the farmer and the property.

Farm Infrastructure
Equipment
No farm equipment is currently included with the lease. The farmer would be expected to provide their own equipment for haying, mowing, planting, livestock care, or other agricultural activities. Any future equipment arrangements can be discussed if needed.
Fencing
Fencing can be discussed based on the proposed agricultural use. Any existing fencing and its condition can be reviewed with the farmer, and additional fencing for livestock or grazing may be considered as part of the lease arrangement.
Water Access
Water access is available on the property. The specific water source and suitability for livestock, irrigation, or other agricultural use can be discussed with the farmer based on their needs. Any required improvements, pumps, troughs, or distribution systems would be subject to agreement as part of the lease.
Farmer Housing
Farmer housing may be available depending on the lease arrangement and the farmer’s needs. Housing availability, condition, utilities, occupancy terms, and any associated costs can be discussed directly with interested farmers as part of the overall lease agreement.
Additional Property Information
I am flexible regarding agricultural activities and would like to work with the farmer to determine the best use of the property. Continued hay production is encouraged, and other compatible uses such as grazing, livestock, grains, and field crops may be considered. Existing hay ground should be maintained in good productive condition. Any major clearing of wooded acreage, substantial excavation, permanent structures, significant grading, or other major alterations would require prior approval. Fencing, water improvements, barns, access, and other improvements can be discussed as part of the lease. All agricultural activities must comply with applicable laws and any existing property easements or restrictions.
